How important is remote monitoring of your short term letting property both for the security of your guests and your property?

Firstly we are living in a fast paced technology society with new gadgets and software coming onto the market to help people manage things from the touch of their phone. The team at Raspberry key are no different and we like to use the latest technology when managing our portfolio of properties.

One tool we have been using to monitor our short term rental portfolio of properties is the Minut monitor device which allows our team to monitor some key aspects of the property remotely.

Only this weekend ( 12th March )  we had to kick ourselves into gear when the Minut app started to sound the alarm. We manage a penthouse apartment in Dublin and an Airbnb guest had booked this property for a 2 night stay. Now this guest had a number of positive reviews so they passed the know your customer profile and they collected the keys and checked into this apartment.

So later on that night the Minut app was beeping and we noticed that there was a crowd alert and the minut app said there was 25 IOS devices recognized in the apartment.

Yes we had ourselves a booking for a party in an apartment complex. So one of our managers contacted the guest to say we have complaints of a party and that they were in breach of their booking terms and that they needed to leave asap. Within 90 minutes the keys where returned and guest had checked out leaving behind a dirty apartment for our cleaning team to manage.

Now  what if we didn’t have the Minut technology in place we wouldn’t have found out until the next day or following day when they were due to check out that there was an issue around the breech of people allowed in the apartment.

Possible scenarios

– Landlord would have received a call off the management company with a complaint of a party and they would be asking for more information
– There would most likely be some damage as the night wore on with multiple people drinking.
– The danger something could happen to someone as this was a penthouse apartment with big balconies.
– The Gardai/Police could and should be called by a neighbor as there is usually house rules around noise pollution after a certain hour.
